1. What Cubby is
Cubby is self-storage management software for small facility operators: a tenant ledger, invoicing and autopay, statutory lien-deadline tracking, gate-code management, and a tenant payment portal. Cubby is operated as a sole-proprietor software business (“Cubby”, “we”, “us”). By creating an account you agree to these Terms.
2. Your account
You must provide a real email address and keep your password secure. You are responsible for activity under your account, including staff members you invite. You must be 18 or older and authorized to act for the facility you manage.
3. Subscription and billing
Cubby costs $49 per month per account, billed through Stripe, starting after a 14-day free trial. The subscription renews automatically each month until cancelled. You can cancel anytime from Settings → Billing; cancellation takes effect at the end of the current billing period. See our Refund & Cancellation Policy for details.
4. Your tenants and their data
Your tenants are your customers, not ours. You control the tenant records you enter into Cubby (names, contact details, leases, payment history, gate codes) and you are responsible for having the right to store them. Cubby processes that data solely to run your facility on your behalf. If you invite a tenant to the payment portal, their use of the portal is governed by your rental agreement with them plus our Privacy Policy.
5. Lien tracking is informational — not legal advice
Cubby tracks state self-storage lien statutes, computes notice schedules, and prepares draft notice text. This is informational tooling only. Cubby is not a law firm, does not provide legal advice, and does not send statutory notices on your behalf. You are solely responsible for verifying deadlines, notice content, delivery methods (including certified mail and publication requirements), and every other aspect of statutory compliance in your state, and for consulting an attorney where appropriate. Lien sales carried out incorrectly can create real liability — Cubby’s records are an aid, not a substitute for compliance.
6. Payments
Your Cubby subscription is billed by Stripe. Tenants can also pay rent by card through the portal; those payments are processed by Stripe and recorded on your Cubby ledger. Before inviting tenants to pay online, contact support@cubbytool.com to arrange rent payouts to your facility. Cubby never stores full card numbers, and manual cash or check payments you record never touch a card network.
7. Acceptable use
Don’t use Cubby to break the law, spam, probe or disrupt the service, resell access, or store data you have no right to store. We may suspend accounts that put the service or other customers at risk.
8. Your data, exports, and termination
Your data stays yours. You can export your reports as CSV while your subscription is active, and you can request a full export of your tenant and ledger data at support@cubbytool.com at any time, including after cancellation. We may delete account data 90 days after cancellation — export before then. We may terminate accounts that violate these Terms; if we terminate without cause we will refund the unused portion of the current month.
9. Service quality
Cubby is provided “as is.” We work hard to keep it fast, correct, and available, but we do not promise uninterrupted or error-free operation, and you should maintain your own records for statutory filings. We may change features with reasonable notice; we will not materially reduce what you pay for mid-cycle.
10. Liability
To the maximum extent permitted by law, Cubby’s total liability for any claim arising out of the service is limited to the amount you paid us in the 12 months before the claim. We are not liable for indirect, incidental, or consequential damages, or for losses arising from lien processes you conduct, tenant defaults, or facility operations.
11. Changes and governing law
We may update these Terms; material changes will be announced by email at least 14 days before they take effect, and continued use after that is acceptance. These Terms are governed by the laws of the State of Maryland, USA, excluding its conflict-of-law rules. Questions: support@cubbytool.com.
